Elevation, wind, shade and moisture change how fast materials wear and which details matter most. That is why we recommend a roof for where your home sits, not just for its size.
Homes on high ground and exposed hillsides take stronger gusts and more uplift than a house in the valley fifteen minutes away. We pay close attention to the high-wind details: starter strips, ridge caps and the six-nail fastening pattern that keeps the shingle warranty valid.
Wooded properties hold moisture longer and drop debris into valleys and gutters all year. On these lots we lean toward algae-resistant shingles, better attic airflow and gutter setups that stop backups before they rot the fascia and the decking edge.
Some parts of the mountains stay damp far more days than you would expect, especially where shade and heavy rainfall overlap. Balanced ventilation, a synthetic underlayment and flashing done to spec are what keep rot, moss and early shingle failure out of those roofs.

Because the roof is solving a different problem at each elevation. Below about 2,500 feet the main enemies are heavy rain and humidity; between 2,500 and 3,500 feet it is snow load and ice dams; above 3,500 feet we spec full-deck ice and water membrane and snow retention. We set the specification to the band your house is in, not to a catalog.
For a roof of about 2,000 square feet, a shingle replacement generally runs $9,000–$18,000 in 2026, and standing seam metal runs $18,000–$28,000 or more. Steep pitches, long carries from the driveway and decking repairs move the number. Every proposal is line-itemed, with three options side by side.

It depends on the scope. Under G.S. 160D-1110, North Carolina exempts most work on a single-family home costing $40,000 or less, unless it involves load-bearing structure such as rafters or adds new roofing rather than replacing it. Each county (and some towns) runs its own permit office, so we check with the right one before every job and pull the permit when it is required.
Yes, in every county we serve. It takes about an hour on site: we photograph every roof plane, check the attic and ventilation, and give you a written Roof Health Report you keep whether you hire us or not.
