Rain measured in feet
The City of Brevard puts the town's average at about 67 inches of rain a year, and says higher ground along the county's northern and western edges can see as much as 100 inches. That much water finds every weak detail: a valley with no ice and water shield, a drip edge lapped the wrong way, a pipe boot with a split collar. A flaw that might drip twice a year somewhere drier gets tested over and over here. Flashing, underlayment and drainage matter as much as the shingle on top.
Rot shows up before the leak does
Here, roofs tend to fail slowly. Water that gets behind a gutter or under a lifted shingle soaks the fascia and the decking edge again and again, and the wood softens long before a stain reaches a ceiling. On a Brevard tear-off we plan for soft decking at the eaves, in valleys and around chimneys. We photograph it and replace it only with your written approval.
Moss and algae on shaded slopes
Wooded lots in Pisgah Forest and Connestee Falls, and homes along the Davidson and French Broad rivers, can stay damp for days after a rain. That suits the dark streaking algae Gloeocapsa magma, and moss, which roots into the shingle surface and lifts the edges. Pressure washing strips granules, so we do not recommend it. On shaded replacements we specify algae-resistant shingles and talk through whether thinning the canopy would let the roof dry.
Higher ground at Lake Toxaway and Cedar Mountain
Brevard sits at 2,231 feet, but Cedar Mountain is around 2,700 and Lake Toxaway's shoreline is close to 3,000. Up there, snow and freeze-thaw cycles work harder on a roof, so we carry ice and water shield farther up from the eaves and run double-row coverage in valleys. Lake Toxaway also shows how hard rain can hit: heavy rains washed out its original dam in August 1916, and the lake stayed drained until a new dam was finished in 1961.
The homes we work on
Brevard grew after the railroad arrived in 1895, and the East Main Street Historic District still shows it: Colonial Revival houses and Craftsman bungalows built from about 1900 to 1959, many with board decking and chimney flashing that needs rebuilding rather than recaulking. Connestee Falls was laid out as a gated community beginning in 1971 on about 3,900 acres, so its homes run from 1970s houses to recent builds, mostly on sloping, wooded lots. Around Lake Toxaway, the largest privately owned lake in North Carolina, bigger lake homes tend to have complex rooflines with long valleys that carry a lot of water. Toward Rosman, Balsam Grove and Pisgah Forest the mix leans to older farmhouses and cabins, many under exposed-fastener metal whose screw washers need checking as they age.

Roofing permits in Transylvania County
The City of Brevard does not issue building code permits; Transylvania County Building Permitting and Enforcement handles permits and inspections countywide, including inside Brevard and Rosman. Whether a re-roof needs one depends on scope. G.S. 160D-1110(c) exempts single-family work costing $40,000 or less unless it involves load-bearing structure, and the Office of the State Fire Marshal counts decking as structure once more than 15% of the deck is replaced. Tear-offs here often turn up rotted decking, so if the rot runs past that limit we stop, get the county permit and then finish.

The NC State Climate Office has called Lake Toxaway the wettest spot in North Carolina, with a normal of about 90 inches a year, and its 137.37 inches in 2013 was the state's annual record until Mount Mitchell measured 139.94 inches in 2018. Brevard itself averages about 67 inches a year, according to the city.
Usually they are Gloeocapsa magma, an algae that thrives in damp, shaded spots like Pisgah Forest and Connestee Falls. On its own it is mostly cosmetic, but the moss that tends to follow lifts shingle edges and holds water. If the roof is due for replacement, algae-resistant shingles keep the streaks from coming back.

Usually the gutter or downspout is too small, or pitched wrong, for the roof area draining into it. In a Transylvania County downpour, a long run with one downspout cannot keep up.
