Intake
A real conversation, not a qualification script. We ask about roof age, where you have seen water, how long you plan to be in the home, and whether access is going to be a problem. Then we book the inspection around your calendar.
Forensic inspection
We measure the roof, get into the attic, and photograph every plane, valley, penetration and flashing detail. We check ventilation balance and decking condition — the two things most estimates skip entirely.
Roof Health Report
You get the photos and a plain-English read on what is actually happening up there, including honest remaining service life. If the roof has good years left, we will tell you so and put the report in writing.

Service questions
It comes down to age and how widespread the damage is. If the roof is under about 15 years old and the damage is local, such as a few missing shingles or a failed pipe boot, a repair usually makes sense. Past 20 years, or with widespread granule loss, replacement is usually cheaper than chasing leaks one at a time.
Usually, if you plan to stay. Standing seam lasts 40–70 years against 20–25 for architectural shingles, and it sheds snow, rain and leaf litter better on wooded mountain lots. In 2026 standing seam runs about $18,000–$28,000 or more for a 2,000 sq ft roof, against $11,000–$18,000 for architectural shingles.

Architectural shingles rated for 130 mph winds with algae resistance, fastened with the six-nail pattern the high-wind warranty requires. We rarely recommend 3-tab here: it is cheaper but has limited wind resistance on mountain roofs.
Only where it is damaged. We strip the roof to the deck and inspect it, and if we find rot we photograph it, send it to you and get your written approval on the cost before replacing a single sheet.
The manufacturer warranty covers defects in the materials, and we register it for you. Our Lifetime Craftsmanship Warranty covers the installation itself, in plain English, for as long as you own the home. If a leak comes from how we installed it, we fix it.
