Roofing conditions in Weaverville

From river gorge to the Black Mountains

Marshall sits at about 1,750 feet beside the French Broad River, Weaverville at about 2,150 feet in the Reems Creek valley and Mars Hill at about 2,330 feet, while Burnsville, the Yancey County seat, is above 2,700 feet in the county that holds Mount Mitchell, at 6,684 feet the highest peak east of the Mississippi. In Marshall the hard part is access: houses sit tight between the river and steep slopes, with little room to stage a dumpster. Around Burnsville it is the cold, which works on every exposed fastener and sealant joint through the winter.

Open hillsides and ridgetop wind

North of Weaverville the land opens into pasture and farm valleys through Reems Creek, Barnardsville and much of Madison County, and a house on an open hillside has nothing to break the wind. The National Weather Service has issued wind advisories aimed specifically at terrain above 3,500 feet in Buncombe, Mitchell and Yancey counties, and a ridgetop house catches gusts that one in the hollow below may not. Wind damage here usually starts at the eaves, rakes and ridge, so on exposed lots we pay most attention to how those first courses are fastened and sealed.

Metal on farmhouses and outbuildings

Older farmhouses, barns and outbuildings in Madison and Yancey counties often carry exposed-fastener metal, some of it decades old. The panels usually outlast the screws. Rubber washers dry out and crack in the sun, fasteners back out as the metal expands and contracts, and water gets in along every screw line. Replacing fasteners and resealing laps can buy years on a roof whose panels are still sound, and when the panels are rusted through we price new exposed-fastener metal and standing seam side by side.

Newer hillside homes in Woodfin and Weaverville

Closer to Asheville the housing is younger. Woodfin, incorporated in 1971, borders the north side of the city with the French Broad River running through its western part, and both Woodfin and Weaverville have hillside neighborhoods built in recent decades, often with steep, cut-up rooflines, dormers and long valleys. Those roofs usually need a clean tear-off with better valley, flashing and ventilation details rather than structural work.

The homes we work on

Weaverville, incorporated in 1875, has older homes near Main Street, while Woodfin and the hills around Weaverville add many newer subdivisions with complex rooflines. Mars Hill, the largest town in Madison County and home to Mars Hill University since its founding in 1856, mixes older in-town houses with rural homes on the surrounding ridges. Marshall's houses are packed onto the slopes above the river, and around Burnsville and Barnardsville you find farmhouses, cabins and metal-roofed outbuildings on long rural drives.

What a roof costs in Weaverville

Prices here follow the same 2026 ranges as the rest of the region for about 2,000 sq ft of roof: $9,000–$13,000 for 3-tab, $11,000–$18,000 for architectural shingles, $10,000–$17,000 for exposed-fastener metal and $18,000–$28,000+ for standing seam. What moves the price is the roof itself: a steep subdivision roof with many valleys costs more per square foot than a simple farmhouse gable, and long gravel drives or tight staging in Marshall add handling time. Fastener replacement on a sound metal roof is quoted on its own and costs far less than a new roof.

These are typical installed-cost ranges in our area for 2026, for planning only. They aren't a quote. Your price depends on your roof's size, pitch, condition and material, and you get it in writing after a free inspection.

Roofing permits in Buncombe County

This page covers three counties, and each has its own permit office. Weaverville and Woodfin are permitted and inspected by Buncombe County Permits & Inspections, which serves both towns under contract. Madison County properties, including Mars Hill and Marshall, go through Madison County Inspections in Marshall, and Burnsville properties through Yancey County Building Inspections; Mars Hill, Marshall and Burnsville also have town ordinances of their own, which we check before any work beyond a like-for-like replacement. The state's $40,000 exemption for residential work in G.S. 160D-1110 applies the same way in all three counties: a like-for-like reroof on a single-family home usually falls under it, and structural repairs do not. When a job needs a permit, we pull it from the right county and schedule the inspections.
